Q. What professional services do you provide?
A. Here at Javea Villas Direct we offer a comprehensive range of professional services to take you right through process of purchasing your dream home.

Q. How does the purchase procedure work?
A. A deposit of £2000.00 will be required to reserve the property returnable if you decide not to proceed. If you do proceed then for new builds a payment of between 30% and 50% will be paid on signing the contract. The balance by stage payments or on completion depending on the developers terms. For re-sales a deposit of 10% and the balance on completion.

Q. Are there any additional charges?
A. Yes. You should allow 10% of the purchase price of the property. This is to cover 7% tax (IVA) Notary fees typically 1%-2% legal fees and utility connection charges.

Q. What if I need a mortgage?
A. It is possible for non residents to obtain a Spanish mortgage up to 80% of the purchase price. You will need the usual proofs of income as you would in the U.K. you may also consider taking equity from your current home by way of additional mortgage. We will be please to assist you with either option.

Q. Do I need a Spanish bank account?
A. Yes. If you decide to purchase a property we will open a bank account for you. You will be free to choose which bank you like, but we are able to recommend several banks where English is spoken and the service is of a high standard.

Q. Do I need to use a solicitor?
A.Strictly speaking no, but we would strongly advise that you do so. As with the bank account you are free to engage a solicitor of your own choice. We are able to recommend a number of English speaking Spanish solicitors who will ensure that all matters relating to the purchase of your property are dealt with efficiently and professionally. They will make sure that you understand the contract and other matters like making a Spanish will (very important).

Q. Can I let out my property?
A. yes many people who buy holiday homes in Spain let them when not in use, thereby generating a useful income. We are able to assist in this area by providing a complete letting service including gardening and pool cleaning. We can also help in finding long term accommodation for you to rent while awaiting the completion of your new home if required.

Q. I have young children what about schools and healthcare?
A. In general Spanish state schools are of a very high standard, there are also many fee paying English schools if required.
Healthcare. There are reciprocal arrangements for residents and tourists. If you are employed and paying into the social security system then you and your family will get free medical treatment. If not you may consider one of many private healthcare schemes available at a reasonable cost.

Q. What is a NIE number?
A. A personal identification number similar to our national insurance number. You will need one to be able to complete the purchase of your property and various transactions such as opening a bank account or buying a car. The application is straightforward and we will happy to assist.

Q. Can I get my U.K. pension in Spain?
A. Yes. Simply arrange to have your pension paid into your Spanish bank account.

Q. Can I take my pets to Spain?
A. Yes. A visit to the DEFRA web site will tell you all you need to know.

Q. Do you provide an after sales service?
